IABP is a joint venture created as a limited company in May 2005. The partnership is made up of mixture of public and private sector organisations, with the shareholders comprising Highlands and Islands Airports Ltd, Highlands and Islands Enterprise and Moray Estates Development Company Ltd. The venture is also supported by The Highland Council.
In total, the site extends to around 250 hectares of land located adjacent to Inverness Airport. Over the long term, it is expected that around 350,000m² of accommodation will be developed for a mixture of business and industrial uses together with supporting facilities such as hotels, conferencing, retail and other amenities.
An outline planning application was submitted for the entire development in February 2008. This proposes the following:
- 213,000 sqm of Business
- 72,000 sqm of general industryy
- 24,000 sqm of storage and distribution
- 25,000 sqm hotel and conferencing
- 11,000 sqm of associated services e.g. crèche, support retail, café, etc.
IABP will shortly be commencing the competitive process of selecting a Strategic Development Partner (SDP). The intention is that this SDP will have the opportunity of developing initial phases of development for a mixture of the uses permitted, and in response to market demand.
IABP is also in discussions with the local enterprise company who are considering the potential for direct development of industrial accommodation for lease, and directly with potential occupiers with a view to providing accommodation to meet specific requirements.
IABP welcomes enquiries from all interested parties and will consider a variety of alternative development opportunities in order to meet particular demand. These could include direct land sales, buildings procured for sale, long term ground lease or short term occupational lease.
